Legal Description Report

The Legal Description report converts the traverse data into a legal description using the following rules.

• TPC uses the control points in the traverse to determine the sequence of calls.
• The legal description accounts for curves and spirals (i.e., thence arc length along a curve to the right, the chord of which bears …).
• Side shots can be included as a reference (i.e., said point bears direction and distance from a description).
• Descriptions can be included but point labels cannot.
• Options like Decimal, Units and Abbreviate N, S, E, W let you customize the legal description.
• You can include area and predefined closing text.
• Legal Descriptions can be further edited in the Report View.

The following simple example shows how TPC converts a wetland boundary into a legal description.

Closing Points

In the Closure View you can specify the initial point and closing point for a traverse. If the travese includes calls prior to the initial points, TPC treats the initial point as the POB in the legal description. Area reported in legal descriptions are always from the initial point to the closing point..

Creating a Legal Description From a Traverse

• From the Traverse View, choose Tools | Legal Description Report.
• Choose the options you want from the Legal Description dialog.

Creating Legal Descriptions for Selected Traverses

• From the Traverses Manager, select the traverses you want legal descriptions for and choose Tools | Traverse Report.
• TPC displays the Traverse Report dialog from which you can choose to create legal descriptions for the selected traverses.
