The settings in this dialog determine how TPC converts the traverse data into a legal description. They insure that the information in the legal description is consistent throughout the description itself. Once the description is created however, you can edit the information as needed.
You can include the area of the parcel being described at the end of the description. TPC includes text such as ' the Area being 1.19 Acres'. You can include area in square units (square feet, square meters), acres or hectares.
Write bearings as N XX E instead of NXXE, putting an extra space after N/S and before E/W.
Turn this option on to write the bearing N 90° E as N 90°00'00" E or NORTH 90 DEGREES EAST as NORTH 90 DEGREES 00 MINUTES 00 SECONDS EAST..
Writes each course on its own line, making it easier to check the legal description. Use this option to check the description and then turn it off to write the final description.
Turn on this option to include references to the side shots in the legal description. Side shot references follow the call to the point as in ', said point bears N4°02'19"E 288.062 from a 20" Oak;'.
A side shot must have a point description to be included. Side shots without point descriptions are not referenced.
Turn on this option to include point descriptions in the legal description such as ' thence N0°00'01"E for 90.984 Feet to a 5/8" Rebar;' where 'to a 5/8" Rebar' was added to the call.
Include seconds in angles and directions. If you have chosen to Abbreviate DSM, seconds are followed by quotes. If you have not chosen to abbreviate DSM, seconds are followed with the word ‘Seconds’.
Turn this option on to display curves in the form - THENCE ALONG A CURVE TO THE LEFT HAVING A RADIUS OF 420.0 FT AND A CENTRAL ANGLE OF 20° 19' 47" FOR AN ARC LENGTH OF 148.0 FT, SAID CURVE HAVING A CHORD BEARING OF SOUTH 20° 34' 10" WEST FOR 147.3 FT.
If this option is turned off, the curve is displayed in the form - THENCE ALONG A 420.0 FT RADIUS CURVE TO THE LEFT (CHORD BEARS SOUTH 20° 34' 10" WEST 147.3 FT) 148.0 FT
Write the legal description all in upper case letters.
Turn this on to abbreviate North to N, South to S, East to E and West to W (i.e. N 48°45'15" W).
Turn this on to abbreviate Degrees to °, Minutes to ‘and Seconds to “ (i.e. 48°45'15").
Enter the decimal places to round distances to.
Enter the text to use for distance units (i.e. 'Feet' or 'FT' or 'ft').
Enter any text you would like to appear at the end of the legal description. A typical ending might be ', all in Lane Country, Oregon.'
